Real Property, UCC and Business Interest Research
Real property and business interests are the assets a debtor cannot quietly move. They are slower to convert than a bank levy, and far harder to hide.
- Real property ownership and equity position
- Existing mortgages, liens and encumbrances
- UCC-1 filings and secured creditor position
- Business ownership, officers and registered agents
- Vehicles, vessels and titled property

The assets a debtor cannot quietly move
Money moves between banks in an afternoon. Real property does not move at all, and business interests move only by leaving a documentary trail. That makes them the durable half of enforcement: slower to convert into cash, far harder to conceal.
A recorded judgment lien attaches to real property and simply waits. Many judgments that were written off as uncollectable are satisfied years later at refinance or sale, because someone took the time to record the lien in the right county.
Equity is the whole question
Ownership alone means nothing. A property with a first mortgage, a HELOC and a tax lien may have no reachable equity at all, and homestead protection can put it beyond reach regardless.

Turning findings into recovery
Record the lien
Recording in every county where the debtor owns or may acquire property. Cheap, and it survives long after other efforts stop.
Levy and sale
Where equity is genuine, execution and sheriff’s sale. Slow and procedural, but it converts.
Charging order
Against LLC and partnership interests, capturing distributions to the debtor’s membership interest.
Monitor and wait
For encumbered property, the lien sits in place and is satisfied at refinance or sale.

The report
Judgment Collectability & Asset Report $270
A bounded, debtor-specific research product covering one final judgment and one debtor — an individual or a business. You get a written picture of what that debtor appears to own and whether pursuing them is worth your time.
What the report covers
- Public-record asset and collectability research
- Identifiable real property
- Business interests and affiliated entities
- UCC filings and recorded liens
- Relevant litigation and bankruptcy indicators
- Known addresses and employment indicators where lawfully available
- Written findings identifying potential collection targets for further investigation
What it does not do
- No guaranteed bank-account discovery
- No guaranteed recovery
- No representation that every identified asset is legally reachable
- No legal advice
- No enforcement filing or attorney service included
- Additional debtors or unusually complex investigations may require a separate quote
How it works
- Send the request below with your judgment and debtor details.
- We review it and confirm the scope with you — including whether your matter needs a separate quote.
- We send a Stripe invoice. Work begins once it is paid.
- Findings are typically delivered within three business days after payment and receipt of sufficient identifying information.
This is research, not legal advice, and it is not an enforcement or attorney service. Nothing here guarantees recovery.
